Job Description:
In keeping with Castle Group's major strategic thrust, the Vice President- Construction role will be responsible for the design, implementation and
management of all construction elements of that vision. The position will
report directly to the Principals of the firm and handle all construction
projects that are executed. In addition to the standard duties and
expectations of the head of construction for a real estate development
company, this executive position will be expected to be an active part of
the expansion of the company's activities into new geographies, product
types and production methodologies. The position will include work in the
main San Mateo office, on the jobsites of our various projects and as
needed, at our manufacturer in Idaho.
Particular areas of responsibility include:
Construction Project Operations
Project Budgeting - Preparation of pro forma budgets for prospective
projects and construction budgets for active projects.
Project Scheduling - Preparation and maintenance of project schedules
including critical path, Gant charts, etc.
Contracting - Bidding, documenting and managing all subcontractor, supplier
and prime contracts.
Supervision - Management of all onsite construction personnel including
hiring, performance reviews, and training.
Construction Management - Oversee all construction operations onsite,
including quality control, safety, subcontractor scheduling and management,
city permitting, inspections and meetings. On projects where the general
contracting is internal, use of general contracting license on an as needed
basis. Oversee third party general contracting firms if those entities are
engaged in company projects.
Manufacturing Oversight- Managing the production operations at
manufacturing plant in Boise, Idaho to ensure that housing modules are
produced according to specs, schedule and budget of supply agreements.
Coordination of Castle personnel and inspection consultants in plant.
Reporting / Financial - Preparation of all periodic management reports
including budget to actual, contract status, and delivery schedules.
Management of all construction payables, monthly draws and other
construction finance matters.
Organization Building
Management Personnel - Recruit, train and manage executive team that will
allow for corporate expansion in business volume and into other geographies
Systems Development - Create and maintain the operational systems needed to
support a growing construction organization. In the construction arena this
would include procedures manuals, checklists, reporting forms, safety
manuals, walk-through procedures, homeowner and HOA maintenance guides, etc.
In the Human Resource area, this would include detailed job descriptions,
performance evaluation tools and individual task assignments. In
technology, the development of effective communication and information
systems.
Customer Service - Responsible for the staffing and management of a customer
service department that handles all warranty work. Development of a
computer information tracking system to log and archive all customer service
work.
Strategic Advancement
New Technology - Active role in developing means and methods for expansion
of product and production techniques. Examples include move into mid-rise
and mixed use categories.
Manufacturing Technology - Active role in the procurement or creation of
manufacturing capacity to handle increased supply needs for corporate
projects. Role could include expansion of current contract relationships,
establishing additional suppliers, or creation of vertically integrated
corporately owned production facilities.
Education and Requirements:
Proven track record in construction management and demonstrated ability to mange multiple projects and personnel. At least 10 years experience managing construction activities for residential development, commercial development or general contracting firm in the Bay Area. Construction, Management or Engineering degree is required; graduate degree in construction management or equivalent is highly desirable.
