Job Description:
EDUCATION; Required - Bachelor's Degree in Engineering or Construction
Preferred - Master's Degree in Construction Management or related field
EXPERIENCE: Required - Minimum of seven years of experience that is directly related to the duties and responsibilities specified
Preferred - Minimum often years progressively responsible managerial experience in the construction industry (preference being custom/multi-family residential)
Construction Management:
Monitor performance of all construction employees and to implement necessary actions that are required with the approval of the President.
Responsible for adherence of employees to company policies and procedures.
Selects Job Superintendents for each project with assistance of Project Manager
Initiates start process with field upon being notified that financing is completed.
To ensure that all Job Superintendents restrict any subcontractor from starting work on the job who does not have proper insurance documents. To insure that all required subcontractor forms and licenses are obtained completely and filed with timeliness and accuracy. Have copies on hand that may be needed for future insurance or legal matters are distributed in a timely manner to Construction Assistant & Accounting.
Remove any subcontractor who is not performing effectively. This must be done with documentation to be kept in the vendor's file for future reference.
Coordinate with Project Managers to ensure that subcontractors using company accounts for materials purchase abide with the scope of the project plan and approved changes.
Responsible for meeting with the President and or clients on a regular basis to review the status of the job
Responsible for implementing training programs to employees in the office or on the job site as required.
Assure that personal contacts with the clients are successful and productive resulting in helping to maintain good client relations,
Attend job conferences and meetings as directed by the President.
Review and become familiar with all job drawings, specifications and schedules
Meet with Job Superintendents and client representatives as required to provide/secure information and/or to resolve problems. Make sure that client requested changes are fully documented and that appropriate changes are reflected in the project budget.
Ensure documentation of all accidents on the job site. As necessary directly meet with Job Superintendent, insurance agencies, Lawyers, and governmental bodies relating to any accident.
Reports to office by 8:30 AM every workday.
In times when project schedules may be behind, arranges for after normal hours or weekend work to be accomplished within budget or by special approval.
Resolve any human relations problems or grievances with human resource and company policies.
Meet with Project Managers and Job Superintendents to cross reference blue prints and actual job conditions.
Make sure that all blueprints lent out to subcontractors for the bidding process are notated and returned to the office when the bids are submitted. Blueprint copies will then be returned to subcontractors selected for the project.
Create and maintain Scopes of Work for all subcontractors and vendors regarding Standard procedures and expectations.
Oversee and develop start package process for each project.
Develop, document and execute policies and procedures m Flow Chart 5, the Database when applicable or other formats when necessary.
Implement and train department on policies and procedures on an ongoing basis
Create and maintain specifications per home.
Motivate and coach department on an ongoing basis to continually improve performance.
Monitor work of all superintendents and enforce accountability on a daily basis.
Develop, implement and enforce Bonus Program for department with approval from President.
Must have experience and be somewhat proficient in Microsoft Office including Excel, Word and Outlook.
Implement master floor plan system and maintain.
Update Dashboard for department and self on a weekly basis � Monday by 10:00 a.m.
Assist and support Superintendents and Project Managers with issues in the field, customers, and/or subcontractors. Be a solution provider and resource for the department.
Quality Control-Review and set quality standards and handle quality issues.
Bring new ideas and processes to improve the business to the weekly management meeting, quarterly meetings or annual meetings.
Develop annual strategic plan for department and present annually to department managers and President.
Manage pre-construction start process-
Interview potential new candidates for department.
Manage weekly construction meetings.
Purchasing/Estimating:
Aid in development of a cost efficient construction budget to be presented to the President prior to the delivery of contracts to the clients. Further responsibility for ensuring that all Job Superintendents remain within 2% variance of budget.
Responsible for reviewing existing contracts with subcontractors for best price and service two times per year.
Formulates all change orders for Job Superintendents, processes orders forwards all orders on for approval by the President or Director of Construction Operations.
Actively seek the best bids on subcontractors and materials for the cost conscious completion of a project,
Responsible for ensuring the maintenance of accurate records of all expenses and changes that incurred on job by obtaining accurate reports from the Project Managers.
Responsible for identifying any changes in conditions that will require a change in the scope of the work and notifying the President promptly of the condition.
Responsible for the cost, quality and timeliness of all work performed by McVaugh Custom Homes, Inc. employees under the Director of Construction Operations supervision.
Estimate all project costs and materials in an efficient manner in accordance with
company policy and achieving all possible discounts and rebates.
Assist Superintendents with Budget Revisions and Approvals in the system
Provide Pre-Contract Option Pricing when requested by Sales within 24 hours
Provide Change Order Pricing when applicable when requested by Sales or Buyer within
24 hours
Project Analysis:
Develops, implements and tracks the progress and success of each project
Responsible for ensuring the completion of the construction project by the Job Superintendent per the approved plans, specifications and governmental codes and regulations in the specified time allowed by the project planning program. Weekly scheduling reports are filed in a timely manner each week.
Responsible for developing and ensuring completion of the project per the construction schedule provided by the project plan. Failure to complete projects within the scheduled time allocated will be reflected in the evaluation process and the possible incentive bonus plans. Any changes that might delay the schedule must be noted in weekly project schedule report.
Monitor the ongoing projects for any conditions that need to be addressed.
Provide President with regular updates on the project and any issues that he should be aware of.
Review Monthly P&L; Statements provided by Accounting.
Maintain, adjust and adhere to Slot Schedule on a Monthly Basis.
Provide Key Performance Indicators established on a weekly basis to President and other Dept Managers.
Audit or debrief select projects as it closes for areas of improvement and to review areas that we excel.
