Job Description:
Under the guidance of the Area President, possesses the overall accountability and responsibility for land development opportunities; land acquisition; and defining and executing sales, closings and profitability objectives commensurate with Company strategies and goals in a given geographical or market area. Duties and Responsibilities - Identifies market share growth opportunities from multiple sources to enhance geographic and product expansion. - Identifies, negotiates and proposes land acquisition opportunities in conjunction with regional and corporate executive management representatives. - Proposes and establishes architectural needs in conjunction with regional manager and research and design staff to develop appropriate housing designs.- Develops, implements and achieves operating objectives via media placement, model placement and decoration, spec home inventory selection, land site selections and administration of operating functions.- Prepares and updates financial forecasting (budgets, short-term and long- term plans) in conjunction with appropriate corporate financial personnel. Maintains favorable financial posture and monitors cost analysis activities on a routine basis. - Ensures accurate pricing of product within company-approved margins. - Guidance and direction of respective sales, production and administrative personnel through managers and department supervisors in the achievement of daily, monthly and yearly objectives. Recruitment, hiring and development of new and current personnel within guidelines established by corporate human resources. - Confers with professional and executive management staff and acts as a liaison to resolve operating problems, authorizes operational procedures and facilities the establishment of professional and ethical relationships with various homeowners; vendors; local, state and federal government agencies and Company representatives. - Insists on the achievement and maintenance of quality design and construction craftsmanship and customer satisfaction through established sales, production and warranty criteria and on-going customer contact and field inspections. Monitors customer satisfaction via customer service questionnaire reports. -Directly and/or indirectly supervises all division personnel through leadership and guidance of operating activities. Carries out supervisory responsibilities in accordance with Company policies and procedures.
Requirements:
Minimum Education Experience: Bachelor's degree (B.A. or B.S) or equivalent in specialized training from a four-year college or technical school combined with ten or more years of related experience through knowledge of management practices, and leadership skills for application to daily operational activities; knowledge of residential home building industry with appropriate production and sales experience required. Skills and Abilities: - Outstanding leadership skills to develop and continue success of operations with ability to achieve same through subordinates utilizing management practices and theories. - Excellent decision-making, problem-solving and analytical skills to act with authority in an environment with little direction from others. - Excellent verbal and written communication skills for high interaction with a variety of people inside and outside of organization. - Persuasive attitude with strong negotiation, organizational and detail-oriented aptitude. -Mathematical aptitude with ability to participate in the development and execution of financial forecasting.
