Job Description:

Wyndham Worldwide is in process of greatly expanding their acquisition and development program. Examples of this expansion include their Bonnett Creek Property, which is a mixed-use property comprised of a 400 room Wyndham Hotel and a 300 unit Fairfield Resort property, with an additional 700 units being added.
In addition, they have over $3B of new poducts in the pipeline and are curently developing over 1600 units on an annual basis.
This newly created position position is a member of the senior leadership team for Wyndham Worldwide Corporation�s development organization. The VP, Development will direct the corporate long range plans for development programs to ensure the best use of Company resources in accordance with objectives for growth and profitability. Define and plan for achievement of these goals and objectives as well as plan and develop comprehensive programs to ensure rate of growth and profitability.
Primary responsibilities include:
- Act as key player for developing the Wyndham brand globally (specifically developments of large, mixed-use projects with Wyndham Hotels, Wyndham Vacation Ownership, and RCI Global Vacation Network);
- Develop and implement a project management process for a portfolio of complex real estate development projects;
- Manage a select group of high-value/high-risk hotel and mixed-use development projects through all aspects of the project life cycle including: feasbility, budgeting, site selection and acquisition, entitlement, design development, business structuring, financing, construction and commissioning;
- Manage the entire development process of large, complex projects globally including customer relationships as well as the firm�s two large construction groups in Orlando, FL and Seattle, WA within a matrixed environment;
- Present comprehensive investment analysis to senior management and corporate directors to secure project financing and manage compliance with corporate governance requirements;
- Lead cross-functional, project-specific teams including developers, investors, lendors, architects, contractors, construction and property operators;
- Review proposals for major capital and inventory expenditures;
- Actively participate in site selection for future developments;
- Oversee long-term budgetary planning, and cost-containment in alignment with development initiatives; cost-containment, auditing, and cash flow management;
- Partner with Strategic Planning, Corporate Marketing, (specifically market research and brand management) as well as Head of Wyndham Hotel Sales, Fairfield Sales,Trendwest Sales and Operations Sales to determine which geographical areas should be targeted for new resorts;
- Negotiate terms and conditions of management and franchise agreements with hotel owners and operators;
- Partner with Legal, Operations and Finance representatives during the negotiating process on selected sites. May be required to interact with city and county zoning departments and boards to ensure that all legal requirements have been met on the development side.
Qualifications
- Minimum of ten years of experience with a demonstrated track record of progressive development, project management, strategic planning, and financial management experience.
- Experience identifying problems and issues with potential to negatively impact project economics and implementation of corrective action;
- Ability to provide oversight of the construction management team, instituting budgeting and schedule controls;
- Experience in contractor selection process and negotiation of construction contracts is necessary;
- Experienced working across functional lines and establishing clear common objectives is critical. Must be a team player who can coordinate with counterparts in hotel and timeshare businesses as well as at the corporate level;
- Demonstrated leadership skills, excellent communication abilities, integrity, and the ability to build professional trust and respect across all levels of an organization;
- The ability to present an idea or position clearly and concisely through strong writing and polished presentation skills;
- The ability to contribute towards the development and implementation of a corporate vision;
- Experience using Six-Sigma tools and methodology (strongly desired);
- Knowledge of local registration and county issues a plus;
- Willingness to travel gloablly while managing development lifecycle.
