Job Description:
The Vice President of Construction ensures the quality and integrity of the construction management process from the identification of an opportunity through the closeout of the project. Manages all day-to-day construction operations including planning, contractor management, scheduling of resources, budgeting, quality control, safety methodology management, and governance of the core construction processes. Manages schedules and all cost controls for construction. Resolves major construction related issues as well as communicating to other senior managers about processes and issues. Manages the purchasing process in support of construction.
Technical/Functional Expectations:
1. Governance and Quality Control: Manages the governance and quality control processes for the construction management and purchasing functions. Directs the activities of the Construction Managers and Field Superintendents to ensure the construction of high quality, efficient buildings built under the projected costs and within schedule constraints. Enforces compliance with office and field procedures and develops best practices in order to standardize business processes for the operation.
2. Cost Leadership: Continuously produce and implement strategies to accomplish the project and company objectives at the absolute lowest cost. Strategically align with National Vendors in order to take advantage of volume discounts. Review products, means and methods for cost savings. Review each detail on construction plans for best value. Challenge design team on structural, mechanical, electrical and architectural trades to meet the requirements at the lowest cost by sharing technical expertise in construction means and methods. Conduct extensive review of plan details and provide final approval of all construction plans and specifications. Provides the final approval on changes to schedule, resources and project cost.
3. Review Estimations: Reviews all estimations to ensure that construction costs are aggressively managed.
4. Coach the Due Diligence Process: Coaches and supervises the construction manager and project team in the collection of all construction due-diligende requirements, including building, zoning, utility, fire and other specifications that must be understood and applied in the initial design stages of a project.
5. Handoffs: Manages the transition of the project from the Design team to the Construction Team for the execution of the construction processes. Manages a smooth transition from the construction period to Property Management upon occupancy.
6. Oversees Construction Processes: Oversees all construction processes including mobilization, construction due diligence, estimating, purchasing, submittals, scheduling, project logs and construction close out is the final approving authority for all decision making regarding the end-to-end construction processes.
7. Oversees Purchasing: Provides oversight and leadership for all purchasing activities and decisions. Monitors and/or approves all subcontracts, purchasing agreements and Materials Management activities. Leads project teams to solicit 100% of the market in each trade capable of providing materials, labor and equipment to each project.
8. Design to Target Cost: Monitors the execution of all construction projects to ensure they are completed within the design-to-target cost estimates.
9. Business Development: Assists the Senior Vice President and Director of Marketing to secure new projects and add new sources of revenue.
10. Regulatory Compliance: Ensures that all construction activity is in legal compliance at Federal, State and Local levels.
11. Develop Budgets: Develops and executes the strategic construction overhead and departmental budget for each project in order to forecast costs and provide a benchmark for the establishment of project budgets.
12. Manages Client Relations: Builds and maintain productive client relationships in order to effectively lead the construction process.
13. Executive Leadership: Responsible for the operations of the organization, the delegation of responsibility with the organization and the establishment of formal means of accountability in order to ensure meeting all business objectives in a cost effective manner.
14. Develop Department Goals for Construction: Develops the department goals for Construction to support the achievement of the Company's strategic and annual business plans. Communicates department goals to Construction Managers to facilite the creation individual and project goals.
15. Employee Communication: Answer questions, explain policies and procedures, share information, and encourage use of appeal process in order to maintain open communication channels with employees and managers.
16. Achieve Business Unit Targets: Establish plans, allocate resources, review progress, and make mid-course corrections in order to achieve business unit targets.
17. Organizational and Process Assessments: Study clarity of mission, strategy, objectives, priorities, division of work, accountabilities, and communication systems in order to improve organizational results.
18. Organization Communication: Collaborates with other senior managers in the articulation of operational strategies for the company. Answer questions, explain policies and procedures, and share information, in order to maintain open communication channels with employees and managers.
19. Performance Goals - Individual/Team/Unit: Use objective tools, information, and feedback in order to establish performance goals for individual/team/unit.
20. Project Status Assessment: Review progress of projects on a regular or pre-established basis in order to monitor and assess project status.
21. Resource Allocation: Identify and allocate resources in order to accomplish objectives.
22. Staff Development: Provide information, educational opportunities, and experiential growth opportunities in order to develop staff.
23. Staff Leadership: Plan performance expectations, monitor, and appraise the team member's job results and performance in order to coach and develop team members.
24. Schedule Compression: Analyzes preliminary schedules through detailed analysis of durations and predecessors in order to compress construction schedules and manage trade-offs between overhead costs associated with time and the cost of schedule acceleration.
25. Other duties as required: Job performance requires fulfilling other incidental or related duties as assigned, assisting and training others, and performing duties of higher rated positions from time to time for developmental purposes.

Additional Requirements:
Business Experience:
1. Construction or Real Estate Background: Minimum of 10 - 15 years of experience in construction commercial real estate in increasingly responsible positions is desirable in order to ensure the ability to mobilize, motivate and inspire staff and understand organizational barriers and constraints.
2. Commercial Development: Strong experience in commercial development with a proven track record of completing commercial projects that have exceeded the clients' expectations while maintaining or exceeding the company's financial objectives.
3. Vendor Management: Proven background in managing external vendors in design or construction of large scale commercial projects.
4. Construction Finance: Understanding of Construction finance is required.
5. Estimating: Extensive knowledge of unit pricing, quantity take-offs, estimating systems and procedures.
Educational Requirements:
1. BA/BS - in Engineering, Construction Mgmt or Architecture: 10 - 15 years of related experience
