Job Description:
This position entails:
Reports to Vice President of Operations
Oversee approximately $30 million worth of construction per year.
Manage a staff of 8-10 people.
Develop, produce and administer the training program for the department.
Manage the performance and workload of the in-house construction managers, coordinators, general contractors, architects, engineers, consultants and subcontractors.
Establish and monitor procedures for interaction and coordination with the leasing department, property management, engineering, accounting, the design review team and the tenants.
Review and approve general contractor staffing, phasing plans and construction schedules on larger projects.
Recruit, interview and hire personnel.
Manage the project closeout process.
Negotiate unit price agreements with architects, engineers, general contractors and subcontractors.
Analyze and negotiate requested unit price adjustments.
Review and negotiate all substantial pricing, contracts, change orders and payments in the department.
Review tenant requested architects, engineers, general contractors and subcontractors.
Provide cost/feasibility information to upper management on special projects.
Personally run 10-15 construction projects.
Perform system and constructability reviews on shell and core projects.
Assist in due diligence on acquisitions
Act as a construction industry resource for the construction department, as well as the operations, acquisitions and facilities departments.
Qualifications:
Ten years of construction project management and supervision experience.
Ability to effectively communicate both verbally and in writing.
Proficient with computers and various industry related software programs.
MUST have degree!
Candidates will have a strong job history in the homebuilding industry and excellent references.
