Job Description:
Guardian Equity Management is adding to its growing portfolio 2500+ units, and now has an immediate opening for an experienced Super Star Director of Construction Services. As Director of Construction Services, you will provide management on Capital improvement type projects for various apartment properties. You will implement and coordinate policies, programs and operating procedures and standards as required to assure property assets are preserved through sound maintenance, construction and rehabilitation procedures.

Responsibilities:
- Coordinates, oversees, and monitors project activities to assure that projects are completed within prescribed schedules and budgets, in compliance with Guardian Equity Management policies, and in accordance with federal, state and local regulations.
Develops scopes of work, prepares budgets, solicit bids and proposals from qualified contractors.
Schedule and supervises due-diligences, in coordination with on-site staff to minimize disruption to the residents
Reviews and analyses the bids and awards contracts
Ensure budget and schedule compliance on all work
Manages the repair work associated with casualty events, fire/storm damage, etc.
Inspects and signs off on all work and contractor invoices base on assigned budget.
Conducts periodic surveys of the properties to identify needs and prepares project estimates and budgets for the needs.

Qualifications:
Undergraduate degree in construction management, engineering, architecture or related field proffered. 4+ years of experience in multifamily construction/renovation, we offered competitive salary, bonus, and long term career potential
