The Plantation at Polo Estates project in Indio, a 214-acre, 1,250 unit sfr, cluster and multi-family project. $65,000,000 budget. Grading, 3 miles of backbone offsite, and 5 miles of onsite improvements, Irrigation relocation, 93kV relocation. Planning Commission and City Council coordination.

2003 - -2005Land Development Director/Project Manager - Snellenberger Development:
The Indian Springs Country Club in Indio, a 1,400 unit SFR golf course community. architectural/engineering design and value analysis. approvals, budgets, schedules, bids, contracts, and operations. Site improvements were constructed on a parallel track with homes.

The Highland Falls project in Desert Hot Springs, a 3,200-unit SFR, 36-hole golf course community. Engineering design and value analysis, budgets, schedules, and bids. environmental and biological clearances. 16-foot Colorado aqueduct crossing. Storm drain connection to Caltrans channel. Caltrans ingress/egress permit.

1998 - 2002 Regional Director of Land Development - Toll Brothers, Inc.
The Vista Del Verde project in Yorba Linda, a 2,173 unit SFR golf course community, in partnership with AERA Energy. planning, budgets, contracts and construction. $66,000,000 grading and infrastructure budget. 21,000,000 yards of grading, twin 2,000,000 ga. buried reservoirs, 36 and 18 welded water main, 8 miles of storm drain, wet and dry utilities, and road. 66kV transmission relocation, walls, 60-foot deep HDPE storm drainage in the golf course, and 6,000,000 s.f. of irrigated landscaping.

On a parallel track, planning, budgets, contracts and construction of in-tract site improvements for builder parcels, some purchased and managed by Tolls building arm.

The Oak Knoll and Oak View project in Coto De Caza, a twin development with 178 units of luxury sfr.

On a parallel track, planning, budgeting, contracting and construction of grading and infrastructure for 150 lots in Encinitas Ranch, San Diego County.

The Moorpark Estates project in Moorpark, a 656-acre luxury SFR 27-hole golf course community. Planning, budgets, contracts and construction. $48,000,000 budget. 5 miles of reclaimed water line, storm drain, sewer, water, dry utilities, and street improvements, concrete arch bridge and four structural creek crossings.

Bond exonerations for Chino Hills, Coto De Caza, San Juan Capistrano, Yorba Linda, and Calabasas in excess of $20,000,000.
